Client news: Wausau’s windows and doors capture Hudson River views for Manhattan’s newest, limited-edition condominiums

A new addition to Manhattan’s West Side skyline, the prestigious 200 Eleventh Avenue takes full advantage of 100 feet of river frontage with unobstructed, protected views of the Hudson River and Hudson River Park’s Chelsea Cove. Wausau Window and Wall Systems’ windows and doors frame these vistas and welcome the natural light into the 16 limited-edition homes within this 19-story building.

Developed by Gaia House, LLC; a partnership of YoungWoo & Associates and Urban Muse, 200 Eleventh Avenue features New York’s first En-Suite Sky Garage™. This allows residents to drive into a car elevator and park directly outside of their front doors. The condominiums range from 1,300 to 3,500 square feet with double-height ceilings. Most units have three bedrooms with 3.5 baths.

Inspired by neighboring lofts, Selldorf Architects designed 200 Eleventh Avenue as three-story plinth supporting a 16-story tower. The New York-based firm explains that this “connects to its environment in several important ways:
* It maintains street lines in two directions;
* It is covered in terra-cotta blocks that reference the surrounding industrial buildings; and
* Its large windows offer an urban presence that is welcoming to passersby.”

Working closely with Selldorf Architects and Pav-Lak general contractors, Walsh Glass & Metal installed these large windows and the doors for the high-profile residences’ private terraces and loggias. To expedite installation, Wausau provided Walsh Glass with 249 pre-fabricated 16-foot-wide by 10-foot-tall bays. Each bay was comprised of French in-swing Terrace Doors and fixed and in-swing windows from its 4250iV Visuline Series.

Wausau’s high-performance Visuline windows are AAMA AW-90 rated, engineered with a structurally glazed sash and a single handle, multi-point lock. Insulated units optimize thermal performance to manage unwanted heat gain in summer and heat loss in winter. Operable units allow residents to take advantage of natural ventilation, weather permitting.

Stacked floor slab-to-floor slab, Wausau’s Visuline Series’ uniform sightlines make fixed and operable windows nearly indistinguishable when viewed from the exterior. The Terrace Doors integrate seamlessly using matching 4.5-inch-deep, thermal barrier, aluminum framing.

Like the window units, Wausau’s 4250i-TD Series Terrace Doors withstand demanding environmental and security challenges: The polyamide nylon barrier enhances thermal and condensation performance, while a single, Verona-styled handle actuates multi-point locks. These French doors also are AAMA AW-50 rated, and meet or exceed stringent Architectural Performance Class requirements for forced entry, air infiltration, and structural integrity.

All of these products on 200 Eleventh Avenue are part of the Advantage by Wausau line of competitively-priced, standard products, which are backed with up to a 10-year limited warranty, one of longest and most comprehensive in the industry. Contributing to the products’ longevity, Linetec finished the aluminum framing in a durable, black anodize.

The metal exterior is a signature element to 200 Eleventh Street. Sculptural stainless steel was custom-formed by A Zahner Company to exacting specifications, resulting in a functional and sculptural façade. Completed in late 2008, the developers invite virtual visitors to view videos and tour the 60,000-square-foot property at http://www.200eleventh.com/.
