Kolbe’s staff architect, Mark Piquette, earns LEED accreditation

Mark Piquette, staff architect with Kolbe, successfully passed the U.S. Green Building Council’s Leadership in Energy and Environmental Design® Accreditation Professional (LEED AP) exam. The achievement is part of the company’s ongoing initiative to support and educate customers’ green design and building projects.

Professional accreditation for LEED unites the nation’s foremost coalition of leaders from across the building industry who are working to promote buildings that are environmentally responsible, profitable and healthy places to live and work. Piquette studied LEED for New Construction and Major Renovations (LEED-NC). Currently, he is applying this knowledge on two customers’ projects seeking registration through LEED-NC: The University of Virginia’s Bavaro Hall and the Cincinnati Zoo’s Gift Shop.

Inaugural Meeting of the BIM Task Group Addresses Need for Industry Standard

TThe new BIM (Building Information Modeling) Task Group met for the first time on June 2nd during the American Architectural Manufacturers Association (AAMA) Summer Conference, held in Minneapolis, May 31-June 3. This task group is leading the charge to identify important attributes of fenestration products to incorporate into BIM tools making it easier for specifiers to utilize these building products in their projects.

Orlando’s greenest building — Reliable Plaza — relies on Harmon’s Florida “Green Team”

Harmon, Inc.’s “Green Team” is helping Florida building owners achieve the benefits of daylighting, energy-efficiency and other environmental goals for their properties and their tenants. Exemplifying this, Harmon’s contract glazing and glass services specialists recently applied their knowledge and skills to support Reliable Plaza — Orlando Utility Commissions’ (OUC’s) new customer and administrative center — in becoming one of the city’s greenest buildings.

Reliable Plaza opened in November 2008 and has since hosted such notable visitors as Orlando Mayor Buddy Dyer and Central Florida chapter president of the U.S. Green Building Council (USGBC) Christina Webb. Last year, the building received the Orange County Design Excellence Award from the Orange County Urban Design Commission. In March 2009, it was honored with a “Best of the Best” award from the National Association of Industrial and Office Properties’ Central Florida chapter.

This 10-story facility at 100 West Anderson Street was designed by Baker Barrios Architects Inc. With an estimated construction value of $40 million, the project was built by Skanska USA Building Inc., in joint venture with JCB Construction, to meet the Gold-level requirements for USGBC’s Leadership in Energy and Environmental Design (LEED)® Rating System™. It is expected to be the first building in Orlando to achieve this rating, and the first building in Florida to which Harmon, a USGBC member, has contributed to earning a LEED certification.

Working closely with the architectural and construction firms plus TLC Engineering, Harmon’s Contract glazing staff focused on providing an energy-efficient exterior that withstands Florida’s demanding environmental conditions. Dave Brasch, Harmon’s general manager for the Orlando office, explains, “The façade is clad with 60,000 square feet of our proprietary unitized curtainwall system in three designs: There are areas that are fully captured; areas that are two-sided, vertical structural glazed; and areas that are four-sided structural glazed.”

Brasch notes that Harmon’s unitized system for OUC “is a thermally improved system coupled with clear, low-E high-performance glass for shading and U-value, which is very important to achieving the LEED criteria. The spandrel glass is quarter-inch ceramic frit. The vision glass is one-inch Oldcastle Glass® solar-control SunGlass™, which was labeled ‘proprietary spec’ by the architect and they would accept no substitutions.” Providing further solar control, Harmon also provided and installed horizontal and vertical sun shades.

From the exterior through Reliable Plaza’s interior offices, Harmon’s glazing specialists worked with Commercial Design Services Inc. of Altamonte Springs, Fla. to carry through the green design intentions, high-performance considerations and long-term durability of low-maintenance materials. Harmon’s Glass Services‘ crews installed 640 pieces of clear, laminated glass, also supplied by Oldcastle, for office partitions. “The clear glass allows natural light to be utilized, while reducing energy from heat and HVAC systems,” says Harmon’s sales representative, Tanna Cuff.

“Together, these efficiencies not only can reduce energy consumption, but also reduce the associated green house gas emissions,” explains Michele Eggenberger, national account sales manager for Harmon’s Glass Services division and leader of the company’s “Green Team.”

“Windows, doors and other glass features play a key role in contributing to a fully functional building system that offers daylight and views, which have been connected to higher employee satisfaction, retention and productivity,” adds Eggenberger. “Our staff works with building owners and managers seeking to optimize their properties for energy efficiency and long, low-maintenance lifecycles with products and practices that respect their environment and their tenants. For some owners and managers, this includes seeking LEED or other green building certifications. For others, this means ensuring that tenants enjoy the most comfortable, highest performing, best looking workplaces. For OUC’s Reliable Plaza, it meant all of the above.”

“When the Department of Transportation needed the OUC garage for the expressway expansion, we were faced with the challenge of replacing a facility that had been OUC’s home for 40 years,” OUC Board President Katie Porta said. “We saw the need for a new building as an opportunity — an opportunity to improve convenience for our customers and set the standard for future energy and water efficient buildings in Central Florida.”

According to OUC, it uses 28% less energy and 40% less water than a similar facility built to standard building codes. Reliable Plaza also has earned a Florida Water Star certification, which is a voluntary program for new and existing construction that encourages water efficiency in appliances, plumbing fixtures, irrigation systems and landscapes.

In addition to its high-performance glazing systems, Reliable Plaza’s green features include:

  • A rooftop array of 144 solar photovoltaic panels that generate up to 32 kw hours of electricity
  • Four solar thermal panels to produce hot water
  • High-efficiency glass and daylight sensitive lighting
  • Highly reflective roofing and covered parking to reduce heat absorption
  • Raised flooring for more efficient cooling and heating
  • A 30,000-gallon cistern to collect rainwater for on-site irrigation
  • Drought-tolerant landscaping
  • Low-flow plumbing and water fixtures
  • Bicycle racks and preferred parking for fuel-efficient vehicles

Public transit also is used by many of the more than 12,000 customers and 300 employees that arrive Reliable Plaza each month. The second largest municipal utility in Florida, OUC provides electric and water services to more than 254,000 customers in Orlando, St. Cloud and parts of unincorporated Orange and Osceola, Fla.

AAMA shares Green Building Survey results, continues R&D for a green fenestration certification program

The American Architectural Manufacturers Association (AAMA) shared its initial Green Building Survey results at the AAMA National Summer Conference in Minneapolis. Among all the survey’s findings, 77% of respondents reported a product-based green certification program for residential and commercial fenestration would benefit the product selection process for their company.

AAMA will use the survey responses as additional input to shape a green fenestration certification program the association is developing. “It also will shape the input, coordination and outreach it provides to building code departments and authorities having jurisdiction, as green building best practices evolve into code requirements nationwide,” says Rich Walker, AAMA president and CEO. “Architects, builders and contractors will look to AAMA-certified products and verified components to meet their green projects’ performance requirements for safety, energy efficiency and durability.”

AAMA representatives administered the Green Building Survey during 2008 and 2009 trade shows and conferences. Two of these trade shows were regional in scope: the Pacific Coast Builders Conference and the Southeast Building Conference. Two were national: GlassBuild America and the American Institute of Architects (AIA) national exposition. Respondents answered questions about green topics and a green fenestration certification program.

For the remainder of 2009, AAMA will continue conducting the survey and will evolve questions to inquire about the American Reinvestment and Recovery Act and how the stimulus package is impacting green, energy-efficient construction and renovation in the industry.

Green from the ground up and open to the world with Wausau’s windows

When the David Brower Center in Berkeley, Calif., opened its doors to the public in May 2009, thousands of people toured this new four-story office building as warm, natural daylight and fresh Bay Area breezes filled the interior though windows provided by Wausau Windows and Wall Systems.

The first building of its kind in Berkeley and one of fewer than 10 such buildings in Northern California, the David Brower Center exemplifies modern green building and is on track to attain LEED Platinum rating, the highest certification level in the U.S. Green Building Council‘s LEED (Leadership in Energy and Environmental Design)® Green Building Rating System™.

The center is named after David Brower, first executive director of the Sierra Club and considered by many the father of the modern environmental movement. On what used to be a parking lot, the new center stands on a prime parcel of land eight blocks from the house where David Brower was born and directly across the street from the University of California Berkeley campus. The Brower Center includes 24,000 useable square feet of office space on its top three floors and is home to a wide range of nonprofit groups working for environmental and social action.

Wausau supplied 163 windows as part of the $28 million project, which took two years to complete. The rectangular building is only 65 feet wide, narrow for most office buildings, but ideal for bringing natural ventilation and daylight into the entire space. Operable windows contribute to a healthy indoor environment and take advantage of Berkeley’s moderate climate (median annual temperature of 68° F). The center achieves 100% daylighting in all office areas.

A distinctive feature of the Brower Center is the rounded corner at the east end of the building. Two streets come together here, Allston Way and Fulton Street, with Fulton Street curving as it heads north. Cahill Contractors, the general contractor for the project, and Hayward Glass, the glazing subcontractor, followed the curve in segments, using special mullions and other hardware to accommodate the angles of the splayed radius. Field measurements of the openings were taken before the windows were ordered for a precise fit.

Dave Tausheck, owner of Hayward Glass, comments on following the curve of the building, “Where the window sections adjoined, brake shapes were used inside and out and anchored to adjoining window jambs to meet the radius of the building.”

Another unique feature of the building related to windows may not be initially apparent from the outside. The windows are actually different heights, changing in size from floor to floor to maximize natural daylight while reducing heat gain.

WRT / Solomon E.T.C. were the architects for the project. Malcolm Harris, project architect, describes the reason for the varying heights, “The lowest office level, the second floor, gets the most shading from other buildings so it gets the biggest windows. The middle floor has a slightly lower floor to ceiling height. The windows on the top floor are the smallest and are shaded by photovoltaic panels on the cornice, which wraps around the top of the building. Skylights provide daylight deep in the office space.”

Harris continues with remarks on daylighting, “The windows go right up to the ceiling, which is a concrete slab painted reflective white on the underside, the ceiling. We used the brightest white we could find, which helps the light wash back in. During the day, office workers typically don’t need to use overhead lights.”

In fact, the center is designed to be more than 40% more efficient than required by code. More than 50% of the total material used in the Brower Center is recycled material, and during construction more than 75% of the project’s construction waste was diverted from landfill.

Windows selected for the Brower Center are from Advantage by Wausau‘s 3250 Series, which are high-performance windows featuring a 3.5-inch frame depth with polyurethane thermal barrier. The finish for exposed areas is clear anodize, applied by Linetec. Wausau’s 3250 Series windows are AAMA AW-70 rated, meeting the industry’s most stringent testing for air infiltration, water and condensation resistance, structural integrity and thermal performance.

I just logged on and, not surprisingly, see that facebook.com/heatherwest was already reserved. I decided to be consistent and registered for facebook.com/heatherwestpr. Honestly, I’m not great about keeping my Facebook info updated more than once a week. Also, I tend toward the personal rather than the professional with my Facebook correspondence. This so-called social media certainly creates an ever-mixing blend of both.

AAMA Releases New Voluntary Specification for Rating the Severe Wind-Driven Rain Resistance of Windows, Doors and Unit Skylights

The release of American Architectural Manufacturers Association (AAMA) 520-09 completes a 12-month review process led by the AAMA Southeast Region during which the document was evaluated and then shared with AAMA-accredited testing laboratories and other members to ensure that the specifications are clear and the test protocols yield repeatable results. This voluntary specification is based on a rapidly pulsed pressure differential method, recognizing that conditions encountered during tropical storms, hurricanes or severe thunder storms are not static. In addition, the procedures and equipment required to perform the specified tests are provided. The specification details the testing apparatus used; defines test specimens and installation and describes test methods utilized, as well as stating what information the test report should include.
